Our Inventories are carried out by our own in-house trained Inventory Clerks using the latest software to capture images as well as text descriptions. Reports are customised to each property and will give an accurate reflection of the condition and cleanliness of the property at the time of inspection. Inspection reports are delivered promptly by email and we store all reports on your behalf. You can view and download these reports at will.
Our Inventories describe the overall condition and cleanliness of the property, plus give a highly detailed, room by room description of the position of marks and damage. Any cleanliness and maintenance issues are noted as are failed or missing light bulbs.
All white goods, ovens, hobs and large electrical items are checked for cleanliness and have their Make, Model and Serial Numbers noted wherever possible. Upholstered furniture and mattresses listed and are inspected for fire safety labels.*
All lights, blinds, keys, locks and toilet flushes are tested, meters are read and smoke and CO alarms are tested for audible signal. Cooker extractor fans are tested for power and working lights.
*Detailed lists of utensils are subject to an extra fee.
We will meet your incoming tenants at the property at a designated time. We will go through the Inventory Report with them pointing out the location of meters, boilers, stop cocks and the consumer unit. We will also indicate areas of issue such as pre-existing damage.
We will obtain a signature to verify they understand the Inventory Report and that they are now in possession of the keys to the property.
Right to Rent
We can carry out a document check for your new tenants on your behalf and provide photographic evidence and a signed report to state we have verified the tenant information given. This is of particular importance if we are completing an Inventory plus Check In where we will be handing over the keys to your new tenant.
